Down on the corner of South Virgil Avenue and 5th Street, a short walk away from the bustle of 6th street and Wilshire Blvd, are the luxury condos of Element 436.

Having opened its doors in July 2016, Element 436 is a new structure that houses luxury condos near the heart of Koreatown. All residences offer either 2 bedrooms and 2 baths, or 3 bedroom and 2 baths with varying floorplans. Square footage ranges from 1,042 to 1,164 for the 2 bedroom homes, and from 1,341 to 1,385 for 3 bedrooms.

 

Prices have more variance than sizes, starting at $597,600 and reaching up to $914,500 for penthouse level homes. These prices have been rising as more residences are being purchased, so hesitating on getting a spot here won’t do you any favors.

The building offers amenities including basement parking, a gym stocked with brand new equipment, two elevators and a third elevator for movers, and a commons area equipped with a grill. Though there is a small open area in the center of the structure, the commons is actually located on the side of the property, between the building and a neighboring building’s wall. 

 

 

 

While the commons is not very large and without many seats, residents looking to move here are not as likely to be interested in backyard grilling as they are in exploring the vast selection of food and drink K-town has to offer.

 For those familiar with Virgil Ave., images of dense traffic and small, crowded storefronts may come to mind. Or it might be nightmares of Wilshire Blvd at rush hour. The good news is that this short section of Virgil, roughly between 3rd and 6th street, is a brief reprieve from the busy commercial area just south and the very different dynamic to the north. That's not to say there won't be traffic outside your window, but at least you can be above it as all units are on the second floor and above. There are also units facing into the central space for those that would sacrifice view for quiet.

That said, Koreatown is a rapidly developing neighborhood with a lot to offer. While a lot of folks have found a quiet corner for themselves and their families, many people are coming to K-town for the restaurants, entertainment and, of course, the karaoke. Element 436 luxury condos are a very good option for those looking to hang their coat in one of the most exciting neighborhoods in central LA.
