February is when things get honest.
The rush fades, the noise drops, and what’s left is how people actually move.
Buyers slow down in a good way.
Sellers decide whether they’re really in or just watching.
Around the neighborhood, plans don’t disappear; they either keep inching forward or quietly fall off.
This edition sits right there. A few places worth stepping out for. Just a clearer read on where things are settling.
Let’s get into it.

3 Ways To Wander This Month
This part of the season tends to strip things down.
Fewer overplanned nights, more reasons to step out because something genuinely sounds good.
These are the kinds of plans that fit naturally into the week, not the kind you talk yourself out of an hour before.
Los Feliz Night Market (The Weeknight Spot)
Weeknights get overlooked, which is exactly why this one works.
Food vendors line the block, music plays in the background, and the crowd skews local in the best way. It feels casual, social, and easy to drop into without planning your whole evening around it.

SoCal Museums Annual Free-For-All
Once a year, museums across Southern California open their doors and let people roam without the usual friction. The move here is not to overdo it. Pick one spot, spend an hour, and call it a good Sunday.
These are the ones that actually make sense from Los Feliz / Silver Lake:

A Gas Station That Refuses To Leave
Eagle Rock’s 107-year-old Standard Oil service station on Colorado Boulevard may be done pumping gas, but it’s not going anywhere.
The small structure (believed to be the oldest remaining service station building in LA) is moving through a change-of-use application to become office space, with only a minimal restroom addition planned behind it.
Built in 1919, relocated in 1931, and nearly demolished at one point, the building is now headed for a quieter kind of reuse.
Not a teardown, not a relocation, just a familiar corner adapting, slowly, to the present.
Where the Numbers Are Settling
Before the numbers, one thing is clear.
Early 2026 hasn’t brought urgency to the Eastside; it’s brought patience.
Here’s how it’s shaping up right now, neighborhood by neighborhood:

What stands out isn’t softness… It’s selectivity.
Buyers are slowing down, reading the details, and saying no more often. Sellers who prep well and price with intention are still finding their audience, while everything else takes the scenic route.

Churro-mania in Echo Park
Echo Park lined up (literally) for churros this month as El Moroopened its first Los Angeles location at Sunset and Laveta.
The Mexico City institution, founded in 1935, brings its signature made-to-order churros, hot chocolate, and crisp white-and-blue interiors to a corner that’s been quietly waiting for something worth the crowd.
Three-hour lines won’t be the norm forever, but the draw makes sense: fresh-fried churros, done in full view, paired with coffee and a sense of occasion that feels right at home in the neighborhood.
What to try:
-
You can’t go wrong with the OG churro
-
Consuelo (the churro ice cream sandwich)
-
The horchata is next-level

Options Without the Guesswork
???? Cypress Park | 2659 Thorpe (Two Homes on One Lot)
Tucked between Atwater Village and Mount Washington, this Cypress Park two-on-a-lot gets a lot right without trying too hard.
The front house is clean, comfortable, and move-in ready, while the separate one-bedroom over the garage adds flexibility that’s increasingly hard to find in this pocket.
What stands out here is how many different paths this property gives you, without forcing a single use case.
Why it made the list:
-
Updated front house with new flooring, windows, electrical, HVAC, and an easy open-concept kitchen
-
Two well-proportioned bedrooms, including a primary with ensuite bath
-
Remodeled 1-bedroom, 1-bath apartment above the garage with peek-a-boo Northeast LA views
-
Long gated driveway with exceptional off-street parking
-
Large concrete courtyard between structures — practical for parking, entertaining, or everyday use
-
Finished garage and workshop space
-
Approved plans already in place for an additional ADU
-
Delivered vacant, offering immediate flexibility
This is the kind of property that works for someone who wants options. Live in one, use the other, rent it out, host, or grow into it over time. Quietly versatile, well-located, and thoughtfully updated in a neighborhood that continues to reward patience.

Looking for more options…
Here are three notable local listings that should be on your radar:
???? 2329 N Edgemont Street, Los Angeles, CA 90027
5 Bed | 3 Bath | 2,949 Sq Ft
Edgemont sits in one of those quieter Los Feliz pockets that buyers tend to hold onto once they’re in. This one is about structure and land more than finishes. Original Spanish bones, a generous lot, and a detached space above the garage that opens up real flexibility.
????1748 Redesdale Ave, Los Angeles, CA 90026
2 Bed | 1 Bath | 921 Sq Ft
Reservoir views, single-level living, and walking distance to the Silver Lake loop at a price point that is getting harder to find in this pocket.
Silver Lake United isn’t just a place to watch soccer; it’s quietly becoming one of the neighborhood’s favorite gathering spots.
Located on Hyperion, it’s a bar and restaurant built around the game, with regular matches on the TVs, a loyal local crowd, and that rare feeling of actually knowing the people you’re watching with.
With the World Cup coming to LA in 2026, this is exactly the kind of spot that’s going to matter if you’re skipping the stadium but still want the energy.
???? 2630 Hyperion Ave, Los Angeles, CA
California’s Dream For All Is Back This Spring
California’s Dream For All Shared Appreciation Loan is reopening this month, and it’s one of the few programs right now that materially changes the math for first-time buyers. The state offers up to 20% toward a down payment or closing costs (capped at $150,000) through a lottery-based voucher system — not first-come, first-served.
The tradeoff is simple and worth understanding: when you sell or refinance, you repay the original assistance plus a share of the home’s appreciation. In return, buyers often eliminate mortgage insurance, lower monthly payments, and get into neighborhoods that would otherwise stay out of reach.
What to know right now:
-
Registration for the voucher lottery opens February 24–March 16
-
At least one borrower must be a first-generation homebuyer
-
Income limits apply (about $168K in LA County)
-
You’ll need a CalHFA-approved lender pre-approval to register
-
Selected buyers have 90 days to shop
This isn’t for everyone, but for the right buyer, at the right moment, it’s a real lever worth pulling early rather than scrambling for later.
???? That’s a wrap on this month’s edition.
Thanks for making space for this each month.
I don’t take that for granted.
February tends to clarify things.
You start to see which ideas hold, which listings make sense, and
which changes are actually sticking at a street level.
If you notice something shifting near you, a house coming together, a block feeling different, or a place slowly becoming part of your routine, send it my way. Those small observations usually say more than any headline.
