Pico-Union is a largely Hispanic neighborhood located at the intersection of Pico Boulevard and Union Avenue. A centrally located, working-class area, Pico-Union has always been home to the most recent immigrant populations, beginning with Eastern-European Jews and becoming progressively Hispanic over the course of the 20th century. It is now the major center for Salvadorans, as many of the migrated there to escape the El Salvador Civil War. Pico-Union is very urban and flat. Most of the area homes are apartments, duplexes or small houses. No large houses or mansions exist in the area. Pico-Union is primarily residential in nature, with no industrial parks and most commercial areas limited to shopping malls, grocery stores and restaurants. It is, however, bordered by a number of heavy industry areas, which often employ the residents.
Pico-Union Growth & Development
Pico-Union has existed for well over a century and has been permitted to grow organically. The original inhabitants were primarily employed by either local grocery stores or the adjoining heavy industry parks, a trend that continues until today. Rents and house prices are much lower than in other parts of Los Angeles, making the area popular among recent immigrants, most notably Hispanics. In recent years, Korean shopowners, priced out of the adjacent Korean-town, have begun to expand into Pico-Union, serving both the adjoining Korean population and competing with local Hispanic retailers. Because of the large Salvadoran population, Pico-Union is considered the heart of Salvadoran culture in Los Angeles, as reflected by the large number of shops and businesses owned by or catering to Salvadoran cuisine, tastes and culture. Pupuserias, a distinctive Salvadoran dish, are routinely sold by street vendors. Most notable among these shops is the La Curacao department store, which caters heavily to the Latino-American community.
Pico-Union Community Attractions
Pico-Union is home to Toberman Park, which is also the meeting and competition space for local soccer teams. Many of the local services are intended to foster education and assistance within the Latino community, most notably the Salvation Army Red Shield Center and the Centro Latino for Literacy. Pico-Union is served by a large number of elementary, middle and high schools, and a school choice plan is currently being implemented to allow parents to choose their children's school. Several vocational schools and community colleges are also located in the area, and Loyola Law School is adjacent to the neighborhood. Several private schools, most notably Bishop Conaty-Our Lady of Loretto High School, offer Catholic and girls-only educational options.
