South Los Angeles homes offer affordable options to buyers who seek residences near downtown Los Angeles. South Los Angeles real estate, comprising some of the oldest neighborhoods in Los Angeles, features excellent examples of Victorian and Craftsman architecture in West Adams.

Neighborhoods in South Los Angeles include West Adams, Jefferson Park, Leimert Park, Crenshaw, Hyde Park and Baldwin Hills.

It is home to the University of Southern California, founded in 1880, as well as the Doheny Campus of Mount St. Mary's College, founded in 1920. The 1932 and 1984 Olympic Games took place near the USC campus at neighboring Exposition Park, which hosts the Los Angeles Coliseum.

South Los Angeles CA Beginnings

Once known as South Central, the area was considered the African-American hub of the Los Angeles until the early 1990s when Latinos and other groups began moving into the area. Even so, Leimert Park, Crenshaw, Hyde Park and Baldwin Hills, with a combined population of 114,785 are 72 percent African-American. African-Americans historically sought out this area because housing discrimination prevented them from living elsewhere.

In the 1920s, affluent African-American families moved into West Adams and Jefferson Park. Modest bungalows and low-rise commercial buildings on Central Avenue became the heart of the first jazz scene in the western United States. By the 1970s, most white residents had left the area. More recently, white and Asian families have moved into some communities of South Los Angeles as part of a process of gentrification and revitalization.

South Los Angeles Recreation & Amenities

Leimert Park is considered the center of the African-American arts scene in Los Angeles, with flourishing blues and jazz clubs and venues for Hip Hop, theater and poetry readings. Resident and filmmaker John Singleton calls it "the black Greenwich Village." The park at the district's center, adjoined by shops and a theater, is a popular place for performances and gatherings. A drum circle meets at Leimert Park Village every Sunday.

Perhaps more widely known is Exposition Park. The expansive park includes the Los Angeles Memorial Coliseum, Los Angeles Memorial Sports Arena the Natural History Museum of Los Angeles County, the California Science Center, a rose garden, a California African-American Museum, and a farmer’s market.
