Los Feliz, Los Angeles Real Estate
Los Feliz real estate offers a glimpse into the creative work of Southern California’s best known architects, among them Frank Lloyd Wright and Richard Neutra. The avant garde style of many of the homes in the area manifests the cultural bend of the neighborhood. With a market that comprises almost entirely single-family homes, there's much choice for homebuyers, in regards to home style and features.

In contrast, new construction homes typically favor Contemporary designs, although there are often traditional elements woven into the home's interior and exterior to blend with the neighborhood.
Properties in Los Feliz are also characterized by ample square footage and quiet, private streets. This is especially true of the small neighborhoods in the north end that back onto the park.
Los Feliz homes are close to a growing numbers of unique shops and restaurants. Beginning the 1990s, Los Feliz real estate took on a hip, alternative vibe with numerous bohemian cafes such as those on the once gritty Hillhurst Avenue. Los Feliz also benefits from its proximity to Griffith Park, a huge expanse with numerous attractions.

Los Feliz Beginnings
Rancho Los Feliz was a Spanish land grant to Jose Vicente Feliz. Subsequent owner, Colonel Griffith J. Griffith, donated over half of the ranch to the city of Los Angeles, which became one of the largest city owned parks in the country. The adjacent neighborhood has long been the home to Hollywood’s elite. Mickey Mouse was born in a Los Feliz garage. Walt Disney lived in the neighborhood and first drew him here. Early movie studios were opened in Los Feliz.
Los Feliz offers unique boutiques, eateries, and fabulous glimpses of architectural work of Southern California's best known architects, among them Frank Lloyd Wright and Richard Neutra. Los Feliz is bordered by Hollywood Boulevard to the south, Hyperion Avenue to the southeast, Griffith Park to the north, the Los Angeles River to the east, and Western Avenue to the west.

Los Feliz Village is home or in close proximity to numerous restaurants and bars.
Griffith Park, which spans 4,210 acres, includes major attractions such as the Los Angeles Zoo, The Griffith Observatory, the Autry National Center, the Greek Theatre, The Los Angeles Equestrian Center the LA Live Steamers trains, pony rides, and a train park called Travel Town. The Greek Theater is an outdoor amphitheater that draws top-name music acts.
The modern Los Feliz Library, celebrating its 10th anniversary, sits on an acre of Hollywood movie history. The duplex once located at the intersection of Hillhurst and Franklin Avenues was the family home of actor Leonardo DiCaprio. It is where the “Titanic” star spent his teen years while attending nearby John Marshall High School. In 1996, the Los Angeles Public Library purchased the property, and in April of 1999, the doors to the new Los Feliz branch library, designed by architect Barton Phelps, opened. DiCaprio donated computers and equipment for the library’s Leonardo DiCaprio Computer Center.

The Los Angeles Unified School District serves Los Feliz. Franklin Avenue Elementary School scored 889 of a possible 1,000 points on the state’s Academic Performance Index.
