Silver Lake, Los Angeles Real Estate

Amid the hills east of Hollywood lies Silver Lake, a place where creative types, old hippies, and members of the LGBTQ+ community call home. Silver Lake real estate has historically been a place where ideas and movies were born. The neighborhood includes homes designed by famous architects including Richard Neutra and Frank Lloyd Wright.

A pretty even split between single-family homes and multi-family properties, the Silver Lake real estate market appeals to a range of luxury lifestyles. There are also a multitude of homes in this neighborhood with construction dates before the 1950s, spanning a diverse array of architectural styles. For historic homes, homebuyers can find everything from Craftsman bungalows to Spanish style homes from the turn of the century, designed by renowned architects. While many of these homes have updated or renovated interiors, homeowners typically maintain their historic characteristics, such as original fireplaces and wood flooring, exposed beams, French doors, and more. For those searching for a home with character and charm, Silver Lake has an assortment of properties to choose from.

Silver Lake has a small selection of new construction properties. Many prefer to upgrade an existing home rather than build an entirely new one, but there are some options on the real estate market. This can include single-family homes and condos, and the architecture of these properties leans overwhelmingly Contemporary in style.

When it comes to income properties, Silver Lake offers a wide variety, although this comes at a luxurious price point. Multi-family homes for sale in this neighborhood include duplexes and townhomes alongside low and mid-rise condos. Like the single-family homes of the area, buyers have choice between historic properties and new construction builds, generally with great locations just steps away from the trendiest restaurants and stores.

Silver Lake Location

Silver Lake is bordered by Los Feliz to the north, by Echo Park to the east and southeast, Atwater Village to the north, Historic Filipinotown to the south, Virgil Village to the south-west and East Hollywood to the west.

Owners of Silver lake homes enjoy trendy restaurants and shops and proximity to downtown Los Angeles. They cherish the view of Silver Lake, a reservoir, as well as an arts scene that draws painters, musicians, and Hollywood executives.

Silver Lake, CA Beginnings

The body of water known as Silver Lake was once called “Ivanhoe,” after the 1819 Sir Walter Scott novel. Many streets in Silver Lake are named for book characters, including Rowena and Herkimer. The reservoir is divided into upper Ivanhoe and lower Silver Lake. The reservoir provides water to communities in South Los Angeles but is in the process of being decommissioned.

The existing lake will be converted to recreational use surrounded by a pedestrian path, dog park and nursery school. During the 1930s, Walt Disney built his first large studio in Silver Lake. Architect Richard Neutra, designer of many homes in the area, built his own home on Silver Lake Boulevard. The house still exists, and is visited by architecture fans and students. Neutra's offices were nearby on Glendale Boulevard.

In the 1990s, Silver Lake became the hub of alternative and indie rock and garnered comparisons to New York City’s Williamsburg area. Gentrification began in the 2000s and continues with stylish boutiques and shops proliferating.

Silver Lake Recreation & Amenities

Silver Lake has become the center of alternative and indie rock. Silver Lake often hosts an art crawl, an evening of open art galleries. The Silver Lake Recreation Center and Dog Park is a 1.25 acre swath that offers a chance for dog owners to mingle.

Owners of Silver Lake homes appreciate shops that sell funky items and bars like Spaceland, which is a magnet for patrons with unusual haircuts who like to play pool and play video games.

Schools & Education in Silver Lake

Los Angeles Unified School District serves Silver Lake. Top-performing Ivanhoe Elementary School scored 917 of a possible 1000 on the state’s Academic Performance Index.
