I usually notice it in the longer dinners, the slower walks, and the few extra minutes people spend talking on the sidewalk before heading home.

This month, I’ve pulled together a few things I think are worth knowing.

Plans That Earn the Calendar Space

Check out these three ways to get out and get off the couch for a while:

45th Annual Echo Park Lotus Festival

Echo Park Lake has a way of changing the pace when the Lotus Festival comes around. This year’s festival celebrates Sri Lanka, with food, performances, community booths, a carnival, and lanterns around the water after dark. It is free, which still counts for something in July.

Griffith Park Free Shakespeare Festival: Coriolanus

Summer in Griffith Park is better when someone else has handled the staging. Independent Shakespeare Co. brings Coriolanus to the Old Zoo this season, which gives the evening enough weight without making it feel stiff. Bring a blanket, keep dinner simple, and let the park do the rest.

ABOVE, Night Gallery at Griffith Observatory

The Observatory after hours already does half the work. This summer program brings people into the Samuel Oschin Planetarium for a live look at the season’s constellations, with telescope access and the city below once the usual crowds are gone. It is a little more planned than the average night out, but the setting earns it.

WHAT'S GOING UP

Serrano Reading Past The Headline Price

Plans were filed for a six-story affordable housing project at 1756 N. Serrano Ave., replacing an existing single-family home with 40 studio and one-bedroom apartments and no on-site parking.

The location is the interesting part of the story. This is not Hillhurst or Vermont at their busiest. It sits closer to the Hollywood/Western Metro station, on an edge of Los Feliz where smaller residential parcels are starting to carry a different kind of housing pressure.

The project is still early, so it should be read as a filing, not a finished building. But fully affordable projects can qualify for city housing incentives, and that changes the math on height, parking, and density.

Note: One smaller retail note nearby:Clover has left its Silver Lake shop after 17 years and is moving to South Pasadena. With the Glendale Hyperion Bridge project now in the background between Atwater Village and Silver Lake, the Rowena side of the conversation is worth watching too.

Small corridors tend to show pressure before anyone calls it a pattern.

HOW'S THE MARKET?

The $/Sq Ft Story Got More Interesting

Last month, the headline was pretty simple: average sale price does not tell the whole story. That is still true, but this month the ZIP codes pulled in slightly different directions.

Los Feliz 90027 jumped to nearly $3.3M for single-family average price, but price per foot moved more modestly to $1,018/ft. So the market did not necessarily get 35% hotter overnight; a few larger or higher-end sales likely pulled the average up.

90039 is still the price-per-foot leader for single-family homes at $1,058/ft, even after cooling a bit from last month. That tells me buyers are still paying the most for finished space on the Silver Lake / Atwater side.

90026 softened a little, with single-family price per foot down to $949/ft and active inventory up to 53. Not weak, just a little more room for buyers to compare.

The multifamily read is mixed. 90026 still has the most 2–4 unit inventory, but it dropped from 70 active last month to 50.

90039 moved the other way, up to 18 active with only 1 sale, which may be where patient investors find more negotiating room.

  • 2–4 units: $1,305,750 avg · $647/sq ft · 6 sold · 50 active

90039 · Silver Lake & Atwater (last 30 days)

  • Single-family: $2,221,400 avg · $1,058/sq ft · 16 sold · 37 active

  • Condos: $973,500 avg · $808/sq ft · 2 sold · 9 active

  • 2–4 units: $1,450,000 avg · $674/sq ft · 1 sold · 18 active

ON THE TABLE

Hillhurst Gets The British Treatment

Wilde’s has settled into Hillhurst with a point of view that feels specific without working too hard. Natasha Price and Tatiana Ettensberger opened it as a British-leaning neighborhood restaurant, with Price handling the food and Ettensberger building the natural wine side of the room. The result is less theme restaurant, more small Los Feliz dinner room with good instincts.

The cafe side gives it a daytime reason to exist, but dinner is where the place makes the stronger case. It works for a slower meal, a glass of something interesting, and food that leans comforting without feeling heavy.

What to try:

  • Welsh rarebit

  • Bangers and mash

  • Fish and chips with sea bass

  • Shared meat pie

  • Sticky toffee pudding

BEN'S PICKS

Three Different Angles

I liked these three because each one has a clear reason to be here.

One brings a polished Los Feliz traditional, another offers a bigger hillside Silver Lake view home, and the third adds the flexible compound/ADU angle.
